First of all, rest assured that you’ve made a great choice in deciding to move to Beckenham. We ourselves moved here a couple of years ago with the Langley schools being one of the key reasons. If you are targeting the Langley schools then you will need to bear in mind the catchment area restrictions for the school. The streets you mentioned should all be in the school’s catchment area. If your young ones are a few years away from secondary school you also need to factor in the possibility that the catchment area could decrease or increase (depending on demand). Though, the last time I checked it hadn’t happened for a number of years. We ended up settling in the Eden Park area for two key reasons. 1. To us the houses in the Eden Park area seemed bigger than those further inside Beckenham (this might be as a result of only looking at homes within our budget). 2. Unless drastic something happens we are rest assured that we will be in the Langley School’s catchment area. It is also worth pointing out that I have been seeing a lot of Langley students on streets one would assume we’re outside the catchment area.
If you haven’t done so already, it might be worth having a look at Zoopla to determine the distance of the houses you are considering to the schools. Also worth checking the school’s website to confirm the current catchment area radial distance or speak with Bromley Council.

Hi there we are a young family moving from France to Beckenham and we are trying to get to know he area a bit better. We are searching for properties on a few different streets and wondered if you knew what they were like to live in. Merlin Grove, Ernest Grove, Edwn Park Avenue versus Edwn Way for example. Any thoughts on these Streets? We want our kids to go to Langley. Thanks a mil. MFF
